TO WHOM IT MAY CONCERN:
With Ken Parker's help, the sale of our house in Peachtree City (PTC) closed
within 15 days of listing (yes fifteen!). We had our home independently
appraised before we partnered with Ken and our home sold above appraised value
despite a slowing real estate market as the year progressed.
Below are some of the highlights of our home selling process.
Why did we select Ken Parker as our realtor?
-
When we Googled Peachtree City realtors, Ken's website was one of the top 3
ranked.
-
We
interviewed one other realtor in the Google top 3, but had a better rapport
with Ken.
-
We liked Ken because he was numbers driven (i.e. not emotional, but objective)
and could immediately paint the bigger picture; e.g. our home was competing
against 34 similar homes in PTC for buyer’s attention. It also helped
that he did his homework; e.g. we and Ken had exactly the same listing price
in mind which obviously was a great help in cementing our partnership with
him.
-
At our first meeting, Ken also struck us as meticulous and detail-oriented,
he was clearly prepared, knowledgeable, and experienced.
Our experience partnering with Ken:
-
After each showing, he provided timely and detailed feedback in terms of
changes we needed to make to make our home more marketable.
-
He was quick in responding to email and telephone messages.
-
He guided us expertly and thoughtfully through the offer/negotiating,
inspection, and closing process which went very smoothly indeed.
-
Ken also
attempted to save us money wherever possible; e.g. the buyer wanted a termite
bond that would have cost us $1,000 and Ken suggested alternative contractors
that saved us $400.
Given the
choice, we will work with Ken Parker again!

Greetings Mr. Ken,
I hope all is well with you, as it is with me. We are getting ready to
celebrate my mother's 94th birthday (April 27th) at my hone in the La Quinta,
CA (Palm Springs area) which has been an annual event for many years.
The
reason I am contacting you is because I have my La Quinta home listed for sale
and it has had a number of showings, but I really have not had any feedback
from the listing Realtor. This caused me to remember what a fabulous job
you did with keeping us informed of all the showings and the feedback from
each of them. I have told many of my friends that are Realtors about
whatever program or process you had to do this and how great I thought it was
... and how much as a seller it was appreciated. I also strongly believe
it is in the listing Realtor's interest to do so because enabled the seller to
be well informed and to adjust their thinking (price or whatever) based upon
the feedback. I am sure by now that you no longer have a saved file of
the feedback you shared with us regarding 503 Ridgelake, but would you have an
example of the type of feedback you give your clients from a more current
listing you could send to me? I would like to forward it to my listing
Realtor (and actually to some of my Realtor friends) as an example of what an
excellent Realtor does for a client and for the process. I have bought
and sold a number of properties over the years and I would say that without a
doubt how you handled this particular part of the listing/selling process was
by far better than any Realtor I have ever experienced. And this was for
a $100,000 property!
I hope I have told you this before, but you really did a fantastic job for
us and it was greatly appreciated. You put no less the time and effort
into selling 503 Ridgelake than most Realtors would have put into selling a
million dollar property! So, once again, thank you so much for how you
treated us and my Mother during the process of selling 503 Ridgelake.

Hi
Ken,
Paresh and I wanted to thank you for going the extra mile in selling our
home. I wish we had you as our agent from the first day when we put our
home on the market. It would have saved us lot of hassle. You and I both
know that this was not an easy transaction and nobody could have done a
better job than you. Your knowledge of the local market and internet and
computer skills was a very valuable asset that helped us all through the
transaction.
With Paresh and I being in Florida, you were a great help in handling the
cleaning of the house to getting all the handyman work quotes and getting
things accomplished. There is no way we could have done all that with your
great help. You went above and beyond the duties of a listing agent for us
in this transaction.
Through all the obstacles you helped us find a solution and helped make this
transaction go smoothly.
I
will recommend you to all my friends in Peachtree City.
Sincerely,
Khyati & Paresh Master

Dear Ken,
Melissa and I would like to thank
you for the wonderful job you did for us as our listing agent.
Your detailed knowledge of the surrounding area enabled us to make a sound
decision on our listing price. Your Internet marketing, we believe, was
vital to the sale of our home and certainly aided in "opening the eyes" of
prospective buyers. That, coupled with the comprehensive flyer you
created, delivered us a buyer in one week's time! After almost two years
of trying to sell our South Fork home, we thought it to be hopeless. Our only regret
is that we didn't have you list the home earlier.
We will most certainly recommend you
to friends and family in need of a real estate agent that gets results.
Thanks again for your attention to detail and a job well done.
Sincerely,
Jason and Melissa Stone

TO WHOM IT MAY CONCERN:
My husband and I recently sold our present home in Peachtree City and bought
a new one, which will be finished late this year. With the help of Ken Parker, our experience has been easier than we ever expected. Timing was
critical in the sale of our home because we didn't want to find temporary
housing between the sale of this house and the completion of our new house. Ken
skillfully marketed our home so that we were able to find a buyer whose own time
frame coincided with ours.
Ken's meticulous attention to detail was such a help to us, and he made the
entire process of marketing and selling our home very easy. His suggestions for
adding inexpensive touches to several areas of our home made our home much more
appealing and prospective buyers really noticed the little extras.
Ken also helped us find the perfect location for our new home and he has
helped us through the entire purchase and building process. He has helped us
keep watch over the building of our new home, keeping us informed about
deadlines that must be met regarding our financing and the choosing of our
colors, flooring, appliances, and lighting.
We highly recommend Ken Parker for any real estate needs. We have never
before had an easier, more pleasant experience when buying a new home.
Sincerely,
Carol and Mick Wilson

Dear Ken,
I want to thank you for the wonderful job you did for me, both as my selling
agent and as my buyer’s representative. Your analysis of home sales in our
neighborhood gave us a good listing price, your flyer showed our home to good
advantage and your marketing on the Internet was very professional. It was also
so comforting to have you and your calculator present at both closings!
I will recommend you to friends in need of a real estate agent with no
reservations. Thanks again for your thorough and professional assistance.
Sincerely,
Miriam Crawford

Hi Ken,
I just wanted to thank you for going the extra mile on our home buying
transaction. With us relocating from out of state, your professionalism,
attention to detail, industry knowledge, local knowledge, and project
coordination skills were just plain fantastic. Not to mention your computer
skills (including the digital photos of the construction progress) which helped
the remote transaction process go so smoothly.
For our needs you were the man. I'll let someone else take the backslapping,
story-telling, schmoozing salesperson. ........ I want a person that makes
things happen.
Best regards,
Bob and April Proctor

Mr. Ken Parker
Dear Ken,
I just wanted to take this time to thank you for all your help in finding us
our new home. We feel God really blessed us in having you as our Realtor. For
your knowledge of the area, understanding our family's needs, help during
contract negotiations and finding us the most appropriate financing, we are most
grateful. We are also grateful for your diligence in finding us a home within
the time constraints required to help us avoid paying a capital gains tax from
the sale of our former home.
As I have mentioned to you before, having been a former Realtor myself, I
find your approach to real estate to be very professional. You show yourself to
be very knowledgeable. I have found you to always be looking out for the
client's best interests.
Be sure that your commission from this is very small compared to the way you
have benefited my family. You have been a big part of making our relocation to
Peachtree City complete.
Thank you again for all your hard work and may God bless you in your future
endeavors.
Sincerely,
David J. Mosby

Dear Sirs,
I am writing to tell you about the service I received from one of your agents
during our move from Arizona to Georgia.
Mr. Ken Parker was everything you could ask for
in a real estate agent. We had to move on very short notice and came to
Peachtree City without a temporary place to live. Ken found us a place that
would accommodate us and our dog. He then methodically went over all the
available homes and helped us narrow down the ones we needed to see. As new
homes came on the market, he brought these to our attention. After we found the
one we wanted, he helped us negotiate a very good price.
His service did not stop there, however. I was still working on the West
Coast and in my absence he checked on many items that would have normally been
my responsibility. He helped us arrange for a reputable painter to repaint the
home's exterior. The house also required an extensive plumbing rework. Ken found
us an outstanding plumber and arranged for us to inspect some of his previous
work. The projects were completed in excellent fashion and we are very pleased
with our new home. When Ken checked with us two weeks after moving in so see how
everything was going, it was a pleasure to tell him how well he had managed our
move.
The primary emphasis of Ken throughout this process was to serve us and get
us into a home we were comfortable with. After a 20 year military career with 11
moves, I can say that Mr. Ken Parker was the most professional realtor that I
have had the pleasure of working with. He is a distinct asset to your company. Thank
you.
Sincerely,
Steve Hanes

Ken,
Just a short note to say thank you for
the help in finding our wonderful home and the follow-up with the homestead
exemption. I went immediately over to the courthouse and filed the
paperwork. They also updated their records showing me as the home owner.
Your call is saving us $1000 per year in taxes and even though you didn't have
to remind us, you did. This is a sign of a true professional and I wanted to
let you know when I find someone that is looking for a real estate
professional, I will steer them your direction.
One day, I'd like to invite you
over to see our home (not an empty house anymore). I'll give you a call.
Thanks again,
Cliff Fetter

TO WHOM IT MAY CONCERN:
I first was introduced
to Mr. Ken Parker when I was in Germany, knowing that I was moving to
Ft. McPherson, GA. I scanned the local websites and just took a chance and
called Ken. When we spoke, I introduced myself and gave him by personal
information and so forth. After that, we kept in touch by email. My son
Scott, daughter Michelle and I met Ken and we looked at houses in the
Peachtree City/Newnan area. After the second day we found a house that we
liked.
All through the process, he has given us his professional advice, courteous
service, and friendly attention. His reputation speaks for itself.
